Canada Water addresses local affordable housing need

With British Land now having the green light to build hundreds of affordable homes, our plan to meet the pressing local need for housing is picking up pace. The summer saw some significant developments in the planning process that have opened door for us to press ahead with our programme. 

In July, Southwark Council approved plans for more than 600 more homes to be built within what are known as Zones F and L. 

Zone F, currently part of the Surrey Quays Leisure Park, will provide around 400 new homes along with exciting new areas of workspace, shops and restaurants.  

Zone L, near the Printworks site on Quebec Way, will deliver a further 237 new homes. Around 58% of these will be social rent, with a further 15% intermediate affordable and approximately 27% will be available to buy through private sale. Both of the developments will also feature plenty of space for relaxation and play. 

We have also submitted a Reserved Matters planning application for a brand new Tesco as well as 419 new homes at what’s known as Zone G, located across a portion of Surrey Quays Leisure Park. The application follows public drop-in sessions in the spring where we consulted with local people on what they wanted from this part of the development. Around 27% of the new homes here will be available at social rent, and a further c.33% as intermediate affordable. 

Over at Plot K1 on Roberts Close by Russia Dock Woodland, construction is already well underway on 79 homes which we are building for Southwark Council. At least 60 of these will be council homes for rent. 

We are excited to have made great headway with delivering affordable housing for Southwark, and this is just the start. Of approximately 3,000 new net zero homes we will deliver across the development over the next decade, at least 25% will be social rent and 10% intermediate, making these homes a significant start with much more to come.
