Opportunity to share your comments with Southwark Council

We have submitted two Reserved Matters Applications (RMAs) to Southwark Council.

The first application is for 419 homes with 61% affordable housing, comprising five buildings situated above a brand-new Tesco Extra supermarket, some smaller flexible retail space and below-ground parking, which is part of an area identified as ‘Zone G’ of the Canada Water Masterplan. Thank you for everyone who took the time to visit our virtual exhibition and our in-person events at the former Time & Talents 2 (T&T2) unit opposite Tesco in Surrey Quays Shopping Centre in May, and for sharing their comments and questions about the proposals. 

The second application is for a pedestrian route situated along the northern boundary of Zone G, which will connect to other spaces within the Masterplan area, and will be known as Park Walk. 

Both applications have been validated by Southwark Council, and there is a statutory consultation period for Zone G until Wednesday 7 September and Park Walk until Wednesday 14 September. During this time, you can view all the planning documents and provide a formal comment directly to Southwark Council for its consideration in its determination of the planning application. More about Zone G

The proposals for Zone G are for 419 homes, comprising five buildings situated above a brand new Tesco Extra supermarket, some smaller retail space (totalling around 13,000 sq. m) and below-ground parking with 542 car parking spaces. 61% of the homes will be affordable, roughly 27% of which will be set at social rent levels, with the remaining approx 33% set as intermediate affordable. 61% of the homes will be two-bedroom or larger, with most three-bedroom homes being set at social rent levels, suitable for local families. There will also be a significant amount of green space for residents, situated at the building’s podium roof garden level, which will provide areas for children of all ages to play, fitness activities, a nature garden, quiet areas for reflection, and open grassed areas to unwind.

The brand-new Tesco Extra supermarket will be accessible via Park Walk (more detail below) for people walking to the store, or if driving, via the below-ground parking which is accessible via Redriff Road – shoppers can then come up into the building via travelator. The current Tesco Extra, in Surrey Quays Shopping Centre, will not close until the new one is ready to open, so there will be no change to the shopping experience.

The outline planning permission for the Canada Water Masterplan established the parameters within which Zone G can be developed. This RMA has been created in adherence with these approved parameters, seeking approval for the proposed appearance, layout, use, scale, and landscaping of the building and surrounding area.

We shared the proposals in a virtual public exhibition between 16 and 29 May, and also held in-person events at Surrey Quays Shopping Centre on 21 and 24 May. More about Park Walk

The Park Walk application is for two new spaces – Park Walk and Park Walk Place, which adjoin the Zone G application boundary area to the north, and the Zone G application boundary area to its south. 

Park Walk is a pedestrian street that will link together Southwark Park to the west, and Russia Dock Woodland to the east, and forms part of the Green Link Strategy which underpins the design of the Canada Water Masterplan. This green link will have running through its centre a garden walk for the community to immerse themselves in the trees and shrubs that will be planted. In sections, the garden walk is widened to allow for pausing and reflecting, and will be an edible landscape with planting including grapes, elderberry and apple.

Park Walk Place, situated to the west of Park Walk, acts as a front door to the residential towers as part of the Zone G development. It will also frame Park Walk to visitors travelling from Surrey Quays Road, New Brunswick Street, or via The Cuts (subject to a future Reserved Matters Application). There will be areas for pedestrians to dwell, with feature benches underpinning the area’s design.

Statutory consultation – next steps

Southwark Council is holding a 28-day statutory consultation period on the application for Zone G until Wednesday 7 September and on the application for Park Walk until Wednesday 14 September. The statutory consultation period is an opportunity for you to view the planning documents and make a formal comment directly to Southwark Council. Your comments will then be taken into consideration by the Council in its determination of the planning application.
