The Vision
The Canada Water vision
Real London, without compromise
The chance to reimagine an entire town centre – in the heart of London, surrounded by parks and waterways – comes once in a lifetime.
We’re building a place for everyone, from all walks of life: office workers, families, students, retired people, and businesses big and small, international and local. Somewhere that makes a positive mark, but also treads lightly. With the perfect mix of homes, shops, offices, places to go and things to do and see that will make this a great place to live and work.
A place to work
To attract the best talent, you need to be somewhere with plenty to see and do on your doorstep. From pubs, shops and restaurants to parks and sports facilities, Canada Water is a living, breathing place, and more people under 35 live within a 45-minute commute than almost anywhere else in London. It's the biggest talent pool in the capital, and there's affordable space for home grown businesses too.
A place to learn and grow
With seven primary schools (including two Outstanding), two secondary schools and engineering university TEDI-London in the area, Canada Water will be a place where people of all ages can learn. A place where local schools, colleges and businesses work together to give local people good jobs and careers.
A place to belong
The docks have always been home to people from all over the world, from Scandinavia to Malaysia, from dockworkers to wealthy merchants. That mix of people, from all walks of life, is what made this a living, breathing place. The Canada Water Masterplan continues the story with 3,000 homes for all life stages - and 25% will be for social rent.
A place to be happy and healthy
To be happy and healthy, people need access to nature. Space to walk, space to think, space to play, space to escape. Those spaces already exist, in glorious parks, woodlands and docks. But the masterplan will create new green corridors, joining these places together. And a new leisure centre, with swimming pool, gym and sports courts.
